After a flood, vinyl flooring presents a decision most other floor coverings do not: it often looks fine. Carpet is obviously ruined, timber cups and crowns, but vinyl can come through a flood looking almost untouched — while hiding a saturated subfloor beneath. The question is rarely “is the vinyl damaged?” and almost always “what happened underneath it, and can this floor system be dried as it stands?”
Why the type of vinyl decides the answer
Glued sheet vinyl is the hardest case. It is watertight across the middle, so floodwater enters at seams, edges and doorways and then spreads beneath the sheet. Because the sheet blocks evaporation, the subfloor cannot dry with the vinyl in place — and lifting glued sheet without damaging it is difficult. Saturation underneath usually means the sheet is sacrificed so the structure can dry.
Loose-laid and click (LVT/plank) vinyl behaves very differently. Planks can be uplifted systematically, dried flat, and often relaid once the subfloor passes moisture checks. Water still reaches the subfloor through the many joints, so drying is still required — but the covering itself is frequently recoverable.
Vinyl over timber or particleboard raises the stakes: particleboard swells quickly and does not recover its strength when dried. Vinyl over concrete is more forgiving structurally, but the slab holds moisture for a long time and must be verified dry — not just surface-dry — before anything is glued back down.
Lift, dry or replace: a practical framework
- Dry in place is realistic only when water was shallow, brief and never reached seams or edges — and moisture readings of the subfloor confirm it stayed dry.
- Lift and dry suits click and loose-laid floors: uplift, dry the structure with proper airflow and dehumidification, verify with meter readings, then relay or replace selectively.
- Replace is the honest answer for saturated glued sheet, swollen particleboard substrates, or any floor where contaminated stormwater got underneath — hygiene, not economics, decides that one.
The mistake to avoid
The most expensive path is the passive one: mopping up, running a heater, and declaring victory because the surface looks dry. Weeks later the edges lift, the smell arrives and the subfloor repair now costs more than prompt uplift and drying would have. Decisions made in the first days after a flood set the ceiling on what can be saved.
After the drying: getting the floor back
Once the structure is verified dry, reinstatement is where a flood-affected room stops looking flood-affected. Relaid or new vinyl can be sealed and finished properly from day one — and a surviving floor that has been through extraction, foot traffic and equipment usually needs professional polishing to bring the wear layer back. Often, yes. Click planks can be uplifted, dried flat and relaid once the subfloor passes moisture checks. Individual swollen or distorted planks are replaced rather than forcing the whole floor to be new.
How long does a subfloor take to dry after vinyl is lifted?
It depends on the material and how long water sat there. Timber and particleboard may take days to a couple of weeks with proper airflow and dehumidification; concrete slabs can take considerably longer to be genuinely dry rather than surface-dry.
Should vinyl be replaced if stormwater or sewage got underneath?
Yes, in almost all cases. Contaminated water beneath an impermeable covering cannot be reliably cleaned in place, so the covering is removed, the structure is cleaned and dried, and new flooring is installed.
