Vinyl is one of the most water-resistant floor coverings you can put in an Auckland home — from above. From below, it is a different story. Because vinyl is largely impermeable, water that gets beneath it during a flood, a slow leak or a wet winter cannot evaporate through the surface. It sits there, trapped between the flooring and the subfloor, doing quiet damage while the floor above looks perfectly normal.
How water gets under a vinyl floor
The common routes are less dramatic than a flood: a dishwasher or washing machine hose weeping at the wall, a shower seal failing at the edge of the vinyl, water tracking under a poorly sealed threshold during a storm, or moisture rising from a concrete slab that never fully dried. In genuine flood events, water finds every seam, cut edge and doorway junction — and once the water on top is mopped up, the water underneath stays.
The signs Auckland homes miss
- Edges lifting or curling at walls, doorways and appliance recesses — adhesive rarely fails evenly, so corners go first.
- Bubbles or soft spots that move slightly underfoot, especially along seams in sheet vinyl.
- A musty smell that cleaning does not shift, strongest in the morning or after the room has been closed up.
- Discolouration coming through the vinyl — yellowing or shadowy patches can indicate prolonged moisture in the adhesive layer beneath.
- Grout-line ghosting on vinyl over old tiles, where trapped moisture telegraphs the pattern of what is underneath.
- Movement or squeaks on timber subfloors where swollen particleboard has lost its fixings.
Why waiting makes it worse
A timber or particleboard subfloor that stays wet under vinyl swells, delaminates and eventually loses structural integrity — at which point the repair is no longer a flooring job but a carpentry one. On concrete, trapped moisture attacks the adhesive, and the floor that felt solid begins to release in sheets. In both cases the trapped, dark, damp space between layers is exactly the environment mould favours.
What to do if you suspect trapped water
Do not rely on the surface looking dry. The useful checks happen at the edges and underneath: a moisture meter reading through the subfloor from below where access allows, lifting a discreet edge or floor vent, or a professional assessment of whether the covering needs to come up. Yes. Vinyl's impermeability means trapped water cannot evaporate upward, and small volumes can sit in the adhesive layer or subfloor for weeks. The first visible signs are often edge lift or smell rather than anything in the middle of the floor.
Does vinyl always need to be lifted after a flood?
Not always, but often. If water reached the seams, edges or doorways, the subfloor beneath usually needs direct drying, and loose-laid or click vinyl can sometimes be lifted and relaid. Glued sheet vinyl that has been saturated underneath frequently cannot be salvaged.
Is a musty smell after a leak proof of mould under the floor?
It is a strong indicator that moisture is trapped somewhere, and under resilient flooring is a common hiding place. The only reliable way to confirm is inspection - lifting an edge or checking the subfloor - rather than deodorising and hoping.
